My brother in law is looking to buy their first river place. They found a mobile home at Big River. It has 19 years left on the lease.
I've always been a Havasu person and don't know much about that area. I've heard horror stories about buying on Indian land but don't know about Big River.
I told him I would ask here and let him know what I found out before he purchases the place.

Opinions????

He has a 19' IO but wants a pontoon. They don't seem to be concerned with the lease but I sure would be.

Rumor has it that they will extend the lease. The river fluctuates from you would only want to put in a row boat to putting in a 21' IO. Nice people in the park usually

For the lease questions no answer. But i have been running that part of the river for 20 years. You can run almost any boat there if you wait for the water to come up which happens anywhere between 8:00 and 12:00 depending the time of year. I have a friend that runs a 21 hallet io and several friends pontoon boats over the 24' Io an out board that never have any problems. There is also a guy that has a 24' HTM. Just like anywhere else when you learn the river you know where to drive. It is not as wild as parker but a lot of fun. BY the way BIG RIVER is closed. PM me if you need more info

We/ alot of people have run V-drives on Big River on down to Lost Lake with no problems (in the daylight)

Didn't one of the parks down there tell everyone they had so many days to remove there shit or they where going to burn everything down?

I think that your thinking about Red Rooster, closer to Blythe and yes they did burn it down.

my parents hava house there on the water. the lease ends 2026. but its BLM land!!! not indian reservation.... the indians signed a 100 year lease from the BLM in 1926 and sublease it to the residents. when its up the master lease will be up again for the highest bidder. if the residents can outbid the indians then they can own the lease as a community. if the indians outbid they get the master lease and sublease to the residents again. either way its 20 years away.

all the utilities/sublease are extremely cheap right now...... i love that part of the river cause its not busy!!!!

Typically the lower end of the river has an entirely different crowd... much more laid back in my opinion... better fishing too :D As far as the lease goes, I wouldnt worry about anything. More than likely, the tribes will reacquire the land when their lease is up. It literally takes an act of congress to take land from any tribe

So you get to boat about 6 hours a day? :p

Used to go go Lost Lakes way back in the day when we had jet skis. They would always have sunset flat bottom races in front of Lost Lakes EVERY weekend. Not sure if they still do it now.

Its more of a family atmosphere down there, but I sure wouldnt take an i/o.

Some of my best ski runs were at big river. Great to get away from the crowds.

Personally I could never buy a property where I couldn't at least recoup my money or where you have to live with a rope tied around your nut sack with a land lease.

There is some risk and certainly out of pocket cost that will never be seen again but if you are ok with that then cool.
