Thinking about taking a look at a couple piece of property at the Havasu landing mobile home park next to the casino does anybody have any information? Honestly, never even been over there just been looking online. I know it’s in Needles California so I’m sure high space rent and property tax.

Havasu Landing is Indian Reservation. I wouldn't buy ANYTHING there. Leasing from the Indians is a crap shoot (and a losing one, at that). They can change or cancel your lease, take your mobile home, seize your property, and you will have no recourse. They did it before and they will do it again.

Definitely keep Boatcops post in mind for “inside” the parks. But there is land over there that is not tribal as well.

Old boss had a spot there in early late 80s early90swas cool place.One they knew that lived out of the park but still on indian land waterfront lost their lease and place though it was close to where the new casino is now.Indians wanted it they got it

Don't do it there. As stated here, the Indian land rules change whenever it benefits them. Lots of theft there too from friends that had places there

OK thanks for the info Didn’t know all that we go back-and-forth between getting something on the water or closer to the lake. We have a place in Palms further up in Needles to me Space rent is a little high, but great staff people and security.

I agree! I would have NOTHING to do with that Tribe!!!!!

Vista Delago is cool place and you own the land, but the HOA is like $800 a month I think.

What about the RV park? Rent a space? Same as any other on the lake. Are they all dirt with small concrete pad? 30 amp? 50amp?

Heard the rv park hookups are dirt cheap monthly.

I had a great time at the rv park. Cheap rent. Power was good. I had both ac running and never popped. It was dirt not concrete. Spots by the water had their own areas to hang out, kinda cool. My buddy bought a place there. So we took the toy hauler to hang for a few days. We said we would stay there when we went to the lake from now on. We are usually down toward jack Smith area.

Yea one of my friends parents had a place in the cove to the right of the new casino for ever and they came in and took it and all the other ones on the water there.

There is an area of the landing where it is deeded land, not Indian, and no HOA. Mostly moble homes on decent size lots. Great life there!

This area is called "Billy-Goat Acres" I also have friends who have mobiles up there.

As far as the landing itself, I've had my vacation home there for the last 27 years. We don't mess with the Indians, and they don't mess with us.

Only problem there is most of the time the water is not fit for a third world country

I stay at the landing and store my boat at the landing. Been going there since 2012. The landing has its difficulties. It only has one grocery store, small hardware store, one bar/food restaurants that will open and closes depending on the day and traffic. Lately water has been a big issue, it gets shut off for days as well and not drinkable. Then the casino which has a restaurant that might have one waiter for the whole restaurant. During holiday weekends it can be a nightmare. If you have boat or car issues your shit out of luck. If you have a medical emergency well hopefully you can make it across the lake in time or you taking a helo ride. There are some good things about the landing. Its less crowded. You never really have long wait times to launch and retrieve. You hardly see a cop at the landing. The landing is what you make of it. Just dont have high expectations.
