Helping an in-law here who wants a new system, like now.

Get a permit now, or roll with it, house is in Orange County. No immediate (like next 20 years) plans to sell the home.

Thanks

Why risk it? If the city gets wind of it, they can make you remove the whole system, re-apply for the correct permits, charge you the late fees, make you do it all over again, and generaly make your life extreamely miserable!

Not really worth all the headache, but just like anything else, thats IF he gets caught!

Do you feel lucky? Well? Do ya...

If you do it without a permit, do NOT order a street side dumpster.

A big question is if this is a replacement (new) system or a completely new install???

For me simply changing out a system would very likely fly under the radar even though technically you do need a permit.....hell here in San Clemente you technically need a permit to change out an existing dishwasher....who does that???

If you are adding electrical circuits and installing a completely new install......I would get a permit if it was me.......probably :)

Good luck

Same here, The way I see it is the city all ready knows you have A/C. Some cities want you to pull a permit to change a water heater... really. If you had heat only and were then installing A/C it would be different. Do the change out and move on with life. Don't sweat the small stuff

The house was built in 56 and only has a wall heater - so it's a completely new addition/system.

My in-law is a stickler for details so it looks like a permit will be pulled. Contractor says no problem, we'll do both at the same time.

I also said be prepared for the other things, like the newly redone old patio, and some windows.

Fugg, this city wanted to cite for having the incorrect street number and mailbox was not properly painted.:loser:

Thanks guys :)

The permit should only cost and extra $400 or so.

That's how mine was. House was built in '54. Wall heater only. Had full system put in and they removed and patched up the wall heater. Permit was about $350 for it.

Global warming must be real. I can't imagine needing a/c on a beach front property in Lomita. :D

Old house with shitty insulation and a black roof. It could be 70 in the afternoon and the house will be in the 80's. I like to sleep in a cool house. ;) Plus I did it mostly for the central heating as the wall heater sucked balls. Figured might as well put the A/C in too.

I hear ya. Just f'in with ya. You should throw some insulation in that attic or an attic fan. You're lucky the back of the house is not to the West. I remember our lil rental was similar to yours facing just about the same direction in Torrance. All of our windows were always open to get that afternoon breeze going. There was always that one week or two out of the year where it was just super hot and sucked. :thumbsdown I agree, whose wall heaters suck. Had one of those too. One of the reasons why I refused to settle for an area with those old ass homes.

If it wasn't for my wife and the baby I would have left it alone. She's afraid to have the windows open at night when I'm at work.
