So I've been keeping my boat at Octane Marine in Phoenix since March. I pay a good amount every month to keep it there. It's nice that it's less than 10 minutes from my house but I only keep it locally because I thought I might use it locally. After taking it to pleasant a couple of times, and having been to the other lakes around Phoenix multiple times, I've realized they're too small, have no beaches and aren't worth the hassle of a day getting ready and cleaning the boat up. If I'm going boating in my boat, it will be on the Colorado river, mostly Mohave. My late mother and step father have a 40 acre ranch in the Hualapais east of Kingman and they spoke about, and he still speaks about, building a metal shop or stucco/wood-framed garage to use as storage and a shop. I stopped there on my way back from Mohave yesterday and I realized it would be awesome to be able to leave the boat there and not have to tow it the extra 180 miles each way every time I go to Mohave, Mead or Havasu. The only inconvenience would be towing it to Lake Powell as it would cost me an extra 4 hours doubling back from Flagstaff each time though that's not the primary place I would use it.

Benefits:

Land is already bought and paid for
We both get the benefit of usage
Lots of saved miles towing trailer
Equity in the storage facility as opposed to renting (no equity)
Mortgage for build would be less than storage fee
Mortgage Interest write off?
Rates right now are incredibly low

Cons:

Cost to build (Meaning either cash out investments or get a mortgage)


What do you think about cost to build a 50x50', concrete slab, 100AMP Panel, woodframe/stucco, LED lighting and electric garage doors place with finished drywall inside and epoxy coated floors? Probably would do some skylights and a few windows to dress it up a bit but nothing fancy and no plumbing. We could do an owner build and get our own subs and pull our own permits I believe.

Footing, Stem, Slab, Frame or Masonry, Stucco shell with easy access and no hard dig budget $ 80.00 per Square foot.
I have done several in NW Peoria, Az.
Electric and Epoxy Floor and Finished drywall will push the price higher for sure.

I recently got a bid on a 40x60 16 foot ceiling red iron metal building for 88,000. That is only a foundation/slab and dry install metal building. No electric/water or anything else.

Was that in Phoenix? I’m thinking Mohave County might be cheaper rates but we’ll see.

Can get pretty cold up there depending on the elevation.

Was that in Phoenix? I’m thinking Mohave County might be cheaper rates but we’ll see.

I am finding that the farther away from Phoenix or big cities the more expensive it gets. Not to mention that there are so few contractors able to do the work or provide any history of having done the work...

Can get pretty cold up there depending on the elevation.

It definitely can and does but we’d do insulation and the motors are closed loop systems with antifreeze in them.

Check with Southwest Building Solutions. They build metal buildings in Arizona. I am seriously thinking of calling them to build a garage for me. I had contacted them over a year ago and they were pretty reasonable I thought. Check out their website southwestbuildingsolutions.com

The area you are talking about, these guys do a lot of metal buildings. Go local. If any problems, good luck getting the deal guys to come back out. 50 x 50 will be $60k plus, no insulation, electrical, plumbing or any amenities. Just the grading, concrete pad & building. They take 3 days to put up the building.

The concrete can be pretty intricate for some of those metal building and the slabs usually cost ALOT more than footing, stem and slab for a traditional frame or masonry building.
Last pre-engineered metal building I did the slab was more than double what a traditional slab of the the same size would have been and the concrete guy still ended up putting rebar in places that caused ALOT of grief installing the building base plates.
Just an fyi.

6 mile marker on Hualapai Mtn Rd. West of 93 by a lot. In the county though not in city limits.

We had cabin at mile marker 11, very difficult to get people to want to come up there, might be better where you are at 6.

Mostly in Phoenix area, but he lives in the Hualapai mountains. Very smart man, been in the commercial building business for fifty plus years. He was my neighbor when I had a cabin in the Hualapai's.

I’m literally just finishing up my garage now, it’s a heritage building that I had a guy from kingman install for me. The building complete with 2 man doors but no garage doors was right at $35k or so. The concrete cost me $22k complete and the labor to put up the building was right at 26k so I’m right at $83k total plus my garage doors that was another 8k with openers. The building is 54’ wide and 64’ long so right at 3450 sq ft. The 4 garage doors are 2 at 14 high by 12 wide and 2 at 10 by 10. The guy that installed it lives in kingman and came highly recommended from a friend that he had done lots of work for before. He can also supply the building thru the company that he works with. If you want his info let me know.

Yes, Jack started in the steel construction business for Dan Durham in the 1960's . ( great boat racer and race boat owner ) Jack goes into Kingman and works on quotes almost every day. Has a nice building on Bank street, and that is where his wife Nora had her clothing shop until a couple of years ago. His son's run the business in Phoenix. Stopped in and saw Jack last month at his shop, they were finishing a 900,000 sq. ft. building in Chandler with six acres of paved parking. He also put up that large Calvary church building in Havasu, and Spanky's in Parker.

Where are you located? Did he charge trip or travel fees? This would essentially be in kingman so it wouldn’t be a commute for him. At $26~ square foot that would be hard to beat. Did you do electrical as well? Sky lights? Lighting at all?

im located in henderson. That was his total charge including his equipment rentals, hotel etc. Yes the building can be designed as needed flat roof etc. call him and I’m sure you will be taken care of Jake Kile 928-716-0335
