Pretty sure I'm going to find myself moving to the Ft Worth area in the next few months. I started with my current employer to get out of Ca 17 years ago, but I gotta say, Texas was not the goal. I've been out there for various reasons over the years, but moving there is going to be tough. I don't want to live in a housing tract, but I also don't want to live in an area like I'm in now where zombies roam free and the workforce is made up of meth monsters. I'm gravitating toward areas northwest of Ft Worth. Currently, if I want good medical care, I have to drive down to Loma Linda. My wife has to drive to Redlands for a decent job. I also don't want to live somewhere where it's building faster than the roads can handle. A morning commute out of the high desert used to be 45 minutes when I first got up here. Now, 1.5 hours is the norm and 2 hours isn't unheard of because there's really only one way up and one way down. The internet has made known any 'back way' so when shit goes sideways, everyone knows the route around. I've gotten used to a 3 car garage and room to park my toys and have some privacy from the neighbors. Any Texas inmates with thoughts? Sure am ready for some sub $6 a gallon gas.

My friends are in Weatherford and love it.
I found a place there that checks a LOT of boxes. But, I'm several months out from the move.

Don't know a lot about the area, but my daughter and her family used to live in Keller and liked it. It's near the Texas Motor Speedway complex. Check out Eagle Mountain Lake near there. Pretty nice lake with lots of room. Most anywhere around the Ft. Worth area, you will be about 80 or so miles east of Possum Kingdom Lake near Graford and Mineral Wells. It's a great lake and about 65 miles long, so plenty of water to play in. We wanted to move there about 10 years ago, but then we got grandkids and that idea got shot to hell....

If you have kids, you might check Southlake or like they said, Aledo. I've heard they both have great schools (lots of college athletes come from those two areas). Many good areas between Ft. Worth and Dallas. Just stay as far from Dallas as you can.

Yeah, I'm too old to start at the bottom of anywhere. Not gonna try to learn everything that changed over the last 18 years in the auto industry either. I like what I do for the most part. Just trying to outlive the technology that's coming for my job.

Have friend that has lived in Aledo for the last 10 years. Really liked it when I visited. He loved it, but his job just moved him to Jacksonville. FL

Have not been in a long time but smaller city called Temple. About 150 miles North Of San Antonio 40 miles North of Austin. Good Hospital. Population under 100K Lake Belton is right there.

It's close to Fort Hood not sure if that's a problem. Close = about 30 miles

We live just outside Pilot Point, about an hour north of Dallas, it’s horse country and we have horses.
Denton and McKinney are nice but again it depends on what you are looking for.

I'm waiting for the wife to tell me whether it's Texas or Florida myself. Aledo is on my very short list, but there are a ton of new developments there. However, a decent sized home on 1-5 acres can be had in the $500-650k range.

We moved to Argyle from CA almost a year and a half ago. To us, we are pretty far out, and real land is still going to be expensive. Anything worth going to is going to be 20 mins+. Your road situation is a real issue around here, but not nearly as bad as CA. People talk about traffic in Dallas and Ft. Worth and I just smile and nod after living in So Cal all my life. I could jump in my car right now and get to DT Dallas in 30 mins, which is 30 miles away.

This far out from the city, there are no homeless. I haven’t seen one in Argyle, and really only see them in city centers. Ft. Worth, Dallas have plenty, and maybe a straggler or two near the freeway in bigger cities like Frisco, Plano, Denton, etc.

From the suggestions here, Southlake is my favorite area, but you better have Newport Beach money. They have $2.5mm townhouses there…

My wife’s boss has a place in Weatherford on 12 acres and loves it. He moved from Beverly Hills about the same time we did. If you want to get anywhere, thats going to be a heck of a drive.

I’m 10 miles south of Denton and although it has some good food, I don’t think it’s very nice.

McKinney is pretty cool. The downtown reminds me of the Orange Circle. That could be a good spot to check out. It’s a good mix of old and new. I want to say @toto lives around there

One of my buddies moved to Lucas on 2.5 acres about a year ago. Still over $1MM, but cheaper than Argyle.

I think and up and coming area for you could be Celina. Our friends just traded in their house in Windsong Ranch in Prosper and moved on a few acres there. It’s far from DFW, but Prosper is a new city with a ton of stuff nearby.

There’s a huge new rail yard under construction in Sherman. Reasonable property area but weather tends to follow the Red River, bordering TX and OK.

Far enough from Dallas, close enough if you wanted to visit.

I'd like to stay under $450k, I'm on .8 Acre now and it's plenty. Doesn't seem like a lot of land, but when you compare it to places with 10 feet between houses, it's quite a bit. Medical care is not a huge issue, but wife is in the medical field so living near it would make for a shorter commute for her. I don't have Newport Beach money, heck, I don't even have RDP money. Just a blue collar type that wants to put more into retirement than fine living.

I'm looking for something like this, but not sure how far out I'll be.

How frequently will you need to commute to your job in/near Fort Worth? I’d start with how far out you want to commute from. Then, determine what is available price-wise within that commute distance.

5 days a week. I don't mind a little commute, but the wife is over hers. Hence the desire to be near quality medical care, she's a nurse.

I only know a little about the West side of the Metroplex. The residential areas around Texas Motor Speedway, Southlake and Trophy Club, have some nice homes.

They're politically conservative too. I know things are in order over there because a couple of days ago a left leaning columnist in the Dallas Morning News wrote a piece lamenting the fact parents are constantly showing up at school board meetings demanding a stop to the teaching of queer ideology and other nonsense. Good for them.

McKinney is pretty much built out, so is Prosper. Celina, Van Alstyne, and Anna are growing fast with Celina in the lead And Gunter is just starting out. Everything seems to be expanding North.

Growth is also quickly spreading East from McKinney and Allen.

In August a piece in the Dallas Morning News listed the fastest growing cities in Collin County. Princeton was first, and Wylie was in the top five. I think Celina was somewhere in between. Nevada and Josephine were in the top ten. Million dollar homes are being built in Lucas and Parker.

The number of subdivisions being built around Princeton is nuts. Traffic on US 380 between McKinney and Farmersville balloons during morning and evening rush hours, it's bumper to bumper for fifteen miles. There are four new fast food joints and a couple of strip centers being built along 380 in Princeton.

Prosper and Van Alstyne are blowing up, and the billions of dollars being spent on new silicon wafer fabrication facilities is making Sherman and Denison hot spots too.

Basically every town along US 75 between McKinney and the Texas-Oklahoma border is growing at crazy speed.

My best friend, who is also a member here, moved to ft worth several years ago. Moved his trucking biz from CA to there. He’s absolutely killing it. I’ve visited it a few times. He definitely loves it there. Maybe since I’m a visitor, I am naive but I am completely in love with it as well. Our other buddy, who is a car hauler, has visited our same friend as well as loved it so much, he exited CA just last week. Now a Texas resident.

Not sure I am providing logical answers but I say go for it. Anywhere is better than here.

$450k on close to an acre is going to be pretty tough near civilization. Weatherford is going to be your best bet, but it’s pretty far from anything.

I just checked and there is nothing under $450k on half an acre for Argyle, Flower Mound, Celina, Prosper, McKinney, Addison, Haslet, or Lucas.

For half an acre of land with a tear down, you can get into Denton and Northlake for $450.

I’ll keep my eyes peeled for you, but prices have gone up significantly in DFW over the past 5 years.

This was printed earlier this year. A lot of growth in the outer areas of the metroplex. A commute from say prosper to downtown Fort Worth taking toll roads is going to be pushing 1.5 hours each way (during rush hours). An hour otherwise.

My son moved to Springtown Tx about 1.5 years ago. Loves it. Bought in a new community, all houses are on 1 acre. Kids are doing excellent in school. It's a small town but close enough to the main cities. He grew up in Apple valley ca.
That’s one place that keeps popping up for me.

I’m south of Dallas near Arlington, small town called Duncanville.
Estate-sized 1+ acre lots in my neighborhood.
More affordable than many areas.
20 mins to downtown Dallas.
But some “savory” neighborhoods not too far away.
Lots of brown people, I like the diversity, you may or may not.

North Dallas is too much like SoCal, traffic and tiny lots. Not as many brown people.

We love where we live.
No traffic to speak of in the city proper, only when I leave to get on the highway at rush hour.

Aledo and Keller would be my picks for a family. Large plots of land would be a bit pricey but those are great areas.

A bit further out, Denton is pretty great.

My overall tax burden is about the same when you combine property and income taxes.

I think property taxes on my house in Dallas are around 17k this year. My houses in Phoenix both are around 3300/year.

My friends moved from Norco to Springtown almost two years ago. I think all and all they are happy living there. They were able to buy a beautiful home, but I do believe they have to drive quite a ways for decent shopping/restaurants etc.

Coldest I've been in my adult life was in Frisco Tx. 20 degrees with crazy wind. Cuts right through you lol.

It's about time they re-vamp their property taxes. When cities have the funds to spend 100M on high School football fields there's a big problem.

They’ll add something else and they can jack the taxes back up later. They can still jack up homestead prices 10% a year. This is a short term win. In 10 years the problem will be back. For most folks, AZ is still a break even or win tax-wise. You’d break even on b a 250k income between my housing situation, even with that cut.

I was there late 2020 to early 2022. It isn’t as cold as some places but the roads still can freeze over and the cities/counties are inept to deal with that. Whole metro basically shut down in early 2022. No food going to grocery stores.

I don’t want to live somewhere where it’s freezing on a regular basis for months on end, then baseball size hail, then rain non stop, then hot AF and 80% humidity for 3 months, then finally some nice weather in October to mid November. Then start the cycle over.

Dallas is highly underrated as cities go, but I need to get outside and Texas just doesn’t have that like the western 3rd of the country.

Only if you believe AZ is more conservative than TX.

You know those were record bad winters, yeah? Worst since 1989.

Every ~33 years doesn't seem a real problem.

Depends on what you like to do, and there's some alternatives (ranches, private parks), but you're right there.

and just how many years will conductor jobs be around?
You only need what 6-7 years? You’d get buy really $well$ with 20+ and 65 years and you’re around 57 now if i recall. Don’t believe the bs story’s on retirement, my dad did 14 total and went at 67 his A&B was just over 4500$
