In most cases, the seller still covers the commission.

Before touring homes, you’ll sign a buyer-broker agreement. This agreement can be exclusive or non-exclusive and may apply to a specific property or be open-ended.

Typically, the seller’s agent pays the buyer’s agent commission. However, if that's not the case, you may be responsible for part or all of the fees.

It's a straightforward process—and many agents who make a fuss about it are gradually leaving the industry.

You have to negotiate. But the Seller should pay the fees. If they don't your contract with Realtor will most likely state you will have to pay as tge buyer.

Read an article the other day stating that realtors, or maybe it’s NAR is not providing new listings to Zillow and Redfin.

Would think that would really limit exposure for properties for sale. Game is changing.

What is an acceptable % for the seller to pay at closing for a 500k price range home?

Read an article the other day stating that realtors, or maybe it’s NAR is not providing new listings to Zillow and Redfin.

Would think that would really limit exposure for properties for sale. Game is changing.
That has not started yet, wife watches Zillow daily, maybe hourly.

I talked to 2 realtors at Desert storm street fair. Inventory is high in Havasu and avg time on market over 90 days. I would be patient for the right house and price. Lots to choose from. Was with my river neighbor at escrow Friday signing docs for my first AZ purchase and he said every street by him in Havasu has numerous listing.

realtor.com shows 1171 listing, in Lake Havasu City, with no filters applied.

With a 500k max price, 646 listings.

The home I just bought, my realtor was able to look at the MLS, and see if its stated seller will pay. I got the impression it can go either way, has to do with the sellers agreement.

Obviously, but what circumstances would change that either way specifically?

I’m selling in 3 years and need to get every dam penny I can because I will be taking a huge pay cut when we move.

Always build the commission into the home price when selling.

When I buy, I always contact the listing agent, this is always a better deal for you and the seller. It's a higher commission to the selling agent and a lower cost to the seller and buyer.

I might try for sale by owner. My area is pretty high demand.

Just seek out a Reputable escrow office that will support you.

When I was looking at buying my first house, I took the class at a Jr College that you had to take to get your real estate license, first.

I had no interest in the license, just the knowledge.

I also need a realtor who isn't afraid to offer a lower price then asking price. (that is actually an issue)
Any good recommendations for a solid realtor that wants to actually help me out and earn there commission?
I have dealt with many worthless realtors that always have excuses.,#1 excuse is "my kids".
Hopefully a realtor with no young kids.

If you are looking in Havasu I wonder why no one has suggested to go to River Daves wife, they have their shit together and I am guessing her team knows more about the town and trends better than most. Not going to speak for them but I bet they are not afraid to negotiate for you and work with the commission. We have a family member selling a 2+ Mil house in Cali and the buyer and seller are each paying 2% of the commission. I personally have bought and sold over a dozen properties and my wife is my broker during these sales and we have never paid over 4% on purchase or sale. Just my opinion.

I sold my first house by Owner. Holy shit I had 300 realtors call me the first few days. It was crazy. I did get to talk to majority of the realtors in the Southbay. Had I been a GC then it would of worked well to market my business.

I did get a call from a buyer. Was poolside chilling at a friend's house on the hill drinking beers. Jumped in my truck met him at my house. He waited out front. And Sold Him on it. Escrow sealed the deal. I got paid to work on his house as well before he listed it. Worked out. But I have not done it since. Been using the same realtor for 20 years now.

Just to update those that think that the debacle the DOJ caused helped the consumers....it didn't. So commissions on the buyer side are not marketed or listed in the Multiple Listing Service anymore...so the consumers think "great, the agents will make less." Just like when the government touches everything else, the consumers actually always lose and the consumers are losing again in this case. So quick update.... now, the market has changed and inventory is up...in Socal, we are seeing a 43% increase. With that in mind, there are far less buyers because rates are high and affordability is as a low. With that said, an average agent will take a listing and ask for 3% for his fee to list and negotiate for the seller only. In the contract, it doesn't include a buyers side commission, but does have a query for if a buyer comes in unrepresented where that same agent will ask for an additional fee because of the additional work and liability. The buyer's agent that finds a buyer for that home, will be writing an offer with the commission he/she wants for bringing that buyer to the table. Most likely, they will ask for 3%...I got one last night for a high offer for 4% though. My point is, it's the Wild West again in real estate. Seller's agents can ask whatever they want and buyer's agents can ask for whatever they want.

Before the DOJ intervened, our average commission in San Diego was 5%. Now, the average in commissions for transactions has actually gone up to 5.5%.

On a side note, the mega agents that have a large portion of the marketplace of their areas are actually asking for much much more. In many cases, those mega brokerages are getting 5-6% just for the listing or seller's side and then the seller has to pay the buyer's side of an additional 2.5-3%. We are seeing this more and more.

There is no standard for commissions at all and everything is negotiable. You do pay for what you get though.

For those that think if you go through the listing agent you will get a better deal...not every time. I have seen first hand so many brokers stick it to those buyers so be very careful. In commercial, you should absolutely have someone fighting for you.

A strong full time buyer's agent most likely will fight for you and negotiate a good deal...reduced sales price, rate reduction, or repairs. Personally, I would ask the seller to pay points down for a good interest rate. Do not do 1 or 2 year ARM's. Maybe a 5 year ARM would be ok as we mostly likely will have to have some type of interest rate reduction by then.

On a side note, check the inventory of the large builders right now. Lennar is offer 4.99% on many of their developments which nobody can beat. Many other builders are offering better than average interest rates as well.

If you inquire on Zillow for a home, you most likely will get a green agent or an agent that is just trying to close a lot of deals at once to try and make end meet. Zillow's program called FLEX is for mega agents and Zillow receives 33-40% of any commissions generated. They also have to push you to use Zillow Home Loans which is another debate. The agent in those Zillow transactions will be lucky to receive 30% of the commission when it's all said and done. Many of them will be lucky to get 25% pending on the deal they negotiated or was offered with that mega agent.

That is backwards now some sellers are choosing to not use the MLS and the larger independent companies are offering to not share..

There is standard forms now by exp and others that basically say if you choose to do that you are limiting your exposure.

I don’t know why anyone would do that.

lol no shit. I was much younger and dumber. Won’t make the same mistakes again.

I had to threaten to fire the lady when I had to argue the asking price needed to go up 20k. She said I was dreaming. Effer sold in 3 days. I don’t think I should have paid a cent of commission on the 20k raise she fought me on.
